Notice to quit template for tenants

A notice to quit is a formal letter from the landlord telling the tenant the date the tenancy will end. It states the date the tenant must move out, that all keys and access cards must be returned, that rent is still payable up to that date, and that the unit will be inspected before the deposit statement is sent.

Send it when a tenancy is ending, with the notice period agreed in the tenancy agreement.

NOTICE TO QUIT

Dear [Tenant name],

This is formal notice that your tenancy at [House name or address] under the agreement dated [Agreement date] will end on [Vacate date].

You are required to vacate the premises and return all keys, access cards and remotes by [Vacate date]. Rent remains payable up to that date.

A move-out inspection will be carried out on or after [Vacate date], against the move-in inspection report. The deposit statement will follow within 14 days.

Frequently asked questions

How much notice must be given to a tenant?
Whatever period your tenancy agreement states. The default UrusPro agreement, for example, asks the tenant to give written notice of no less than two months after the initial term ends. Check the notice clause in your own agreement before sending this letter.
How should this notice be delivered?
In writing, with the notice date stated, by the method agreed in the tenancy agreement, such as hand delivery, email or WhatsApp. Keep a copy and proof of delivery.
What happens to the deposit after a notice to quit?
Once the tenant has moved out, the unit is inspected against the move-in report and a deposit statement is sent. Use the deposit refund letter template to list deductions and the amount refunded.
Is this notice legal advice?
No. This is a general template. If a tenant refuses to leave or there is a dispute, get advice from a lawyer.
