House rules template for rented rooms and houses
House rules are the list of things every tenant agrees to follow while living in the house: keeping shared spaces clean, quiet hours, visitors, smoking, banned items and vehicle parking. This template contains the 17 rules used in the default UrusPro tenancy agreement, in Malay and English.
Attach it to the tenancy agreement and put it up in shared spaces so every tenant reads the same rules.
PERATURAN RUMAH

1. Penyewa mesti memastikan premis dan bilik sentiasa bersih dan kemas.
2. Penyewa mesti mengunci bilik dan pintu premis setiap kali masuk atau keluar.
3. Penyewa bertanggungjawab menjaga barang peribadi masing-masing. Kami tidak bertanggungjawab atas sebarang kehilangan.
4. Penyewa mesti memastikan dapur, bilik air, ruang makan dan ruang kongsi lain sentiasa bersih dan kemas. Penyewa mesti mencuci pinggan mangkuk sendiri sejurus selepas digunakan.
5. Merokok DILARANG SAMA SEKALI di dalam rumah.
6. Penyewa tidak boleh menyimpan barang mudah terbakar atau menyalahi undang-undang di dalam premis atau bilik, seperti dadah, alkohol, dapur induksi dan penyejuk udara mudah alih.
7. Penyewa tidak boleh mengalih atau merosakkan perabot dan peralatan di dalam premis.
8. Waktu senyap ialah 11 malam hingga 8 pagi pada hari bekerja, dan 11 malam hingga 11 pagi pada hujung minggu. Dalam waktu ini penyewa tidak boleh memainkan muzik kuat, mengendalikan mesin berat atau membuat bunyi bising yang mengganggu jiran.
9. Pelawat tidak dibenarkan masuk ke premis tanpa kebenaran terlebih dahulu daripada [nama pemilik] dengan sebab yang munasabah.
10. Penyewa mesti menjaga unit supaya tidak menimbulkan bahaya kebakaran atau kesihatan, termasuk bau busuk.
11. Penyewa tidak boleh membawa haiwan peliharaan ke dalam rumah.
12. Semua sampah mesti dibuang ke dalam tong sampah yang disediakan.
13. Penyewa tidak boleh melakukan apa-apa yang mengganggu jiran.
14. Penyewa mesti menjaga semua perabot dan barang yang disediakan. Kerosakan akan ditolak daripada deposit.
15. Aktiviti dan barang yang menyalahi undang-undang, seperti dadah, DILARANG SAMA SEKALI di dalam rumah.
16. Penyewa mesti mendaftar kenderaan (jika ada) dan tidak boleh menghalang laluan masuk atau menyusahkan jiran pada bila-bila masa.
17. Penyewa mesti menutup lampu dan kipas di ruang kongsi selepas digunakan.HOUSE RULES

1. Tenants must keep the premise and room clean and tidy at all times.
2. Tenants must lock their room and the premise doors every time they enter or leave the room or premise.
3. Tenants are responsible for safekeeping their personal belongings. We do not take responsibility for any losses of items.
4. Tenants must keep the kitchen, bathroom, dining room and other shared rooms clean and tidy at all times. Tenants must wash their own dishes immediately after use.
5. Smoking is STRICTLY prohibited in the house.
6. Tenants must not keep any flammable or illegal items in the premise or room such as drugs, alcohol, induction cookers, air coolant, etc.
7. Tenants must not move or damage any furniture and equipment in the premise.
8. Quiet hours shall be 11pm to 8am on weekdays, and 11pm to 11am on weekends. During these hours, tenants may not play loud music, operate heavy machinery, or make any loud noises which may disturb their neighbours.
9. All visitors are not allowed to enter the premise unless prior permission has been obtained from [owner name] with a valid reason.
10. Tenants shall maintain their apartments in a condition that does not create a fire and/or health hazard, including repulsive odours.
11. Tenants must not bring any pets into the house.
12. All rubbish must be placed in the rubbish bin provided.
13. Tenants must not do anything that is a nuisance to the neighbours.
14. Tenants must take care of all furniture and items provided, otherwise there will be a deduction from the deposit.
15. Illegal activities and items, such as drugs, are STRICTLY prohibited in the house.
16. Tenants must register their vehicle (if any), and shall not block the driveway or cause any inconvenience to the neighbours at any time.
17. Tenants must turn off lights and fans after use in the common areas.Frequently asked questions
- Can I change the rules in this template?
- Yes. Remove rules that do not suit your house and add the ones you need, for example different quiet hours or permission to keep pets. Make sure the version attached to the agreement matches the one put up in the house.
- Where should house rules be placed?
- As an attachment to the tenancy agreement so tenants sign it, and as a copy in a shared space such as the kitchen or front door so it is easy to refer to.
- Are these house rules legal advice?
- No. This is a general template for rented rooms and houses in Malaysia. For a binding agreement, get advice from a lawyer.
