UrusPro for every way you let property

UrusPro supports five kinds of operator in Malaysia: homestay owners, monthly rental landlords, landlords who sublet rooms or beds, property managers who run units for owners, and operators of worker hostels or shared houses. All of them use the same account, calendar and bills. Only the layout of units and the modules you open differ.

Which setup suits me?

I have a homestay and also monthly rental rooms. Do I need two accounts?
No. The same unit can be let nightly and monthly in one account. Homestay bookings, channel bookings and long-term rentals sit on the same calendar.
What is the difference between the monthly rental page and room sublets?
Monthly rental suits one tenant per unit. Room sublets suit you if you rent a whole house and let out rooms or beds: houses, rooms and beds are imported from one CSV, and the fixed rent to the house owner is recorded as a sublet arrangement.
I manage units for other owners. Which setup fits?
Property managers and co-hosts. Each unit is given an arrangement of sublet, profit share or management fee, the amount for the owner is worked out every month, and owners can be invited to a read-only portal.
Can one room be shared by several tenants?
Yes. The room is turned into a room with beds, and each bed becomes a unit with its own tenant, rent, deposit and agreement. The CSV import accepts up to 20 tenants per room.
How do I move over my existing tenant list?
Through CSV import. One row per tenant with house, room, rent, deposit and vehicle. A dry run check shows what will be written before anything is saved.
How are electricity and water bills in a shared house split?
By the nights each tenant stayed in that bill period, so a tenant who moves in or out mid-month pays less. Each share becomes a bill that can be paid online once a gateway is active.
