How much stamp duty is due on your tenancy agreement?
Tenancy agreement stamp duty is charged on annual rent: for every RM250 or part of it, RM1 for a term of a year or less, RM3 up to three years, RM5 up to five years and RM7 beyond that, with a minimum of RM10. Each stamped copy costs RM10. Enter monthly rent and term to see the total.

How does this calculator work?
Annual rent = monthly rent x 12. Units = annual rent divided by RM250, rounded up. Original duty = units x term rate (RM1, RM3, RM5 or RM7), at least RM10. Total = original duty + RM10 for each copy.

- Where do these stamp duty rates come from?

- My rent is small, does it still need stamping?
- Yes. The exemption for annual rent up to RM2,400 was abolished from 1 January 2025, so every agreement is charged at least RM10.
- Who pays the stamp duty?
- Whoever the tenancy agreement says. State in the agreement which party pays, so there is no dispute at stamping time.
- How long do I have to stamp the agreement?
- Within 30 days of signing, through e-Duti Setem on MyTax. Late stamping carries a penalty; the details are in our stamp duty guide.
