Net yield is more honest: the rent actually collected, minus maintenance fees, assessment tax, quit rent and insurance, divided by the property price plus buying costs. How does this calculator work?

Gross yield = monthly rent x 12 divided by price. Rent collected = monthly rent x (12 minus empty months). Annual costs = monthly maintenance fee x 12 + assessment tax + quit rent + insurance. Net yield = (rent collected minus costs) divided by (price + buying costs). Loans and income tax are not included.

Frequently asked questions

What is the difference between gross and net rental yield?
Gross yield looks only at rent and price. Net yield deducts the costs of owning the property and the months without a tenant, and takes buying costs into account, so it is closer to what you actually receive.
What are assessment tax and quit rent?
Assessment tax (cukai pintu, or cukai taksiran) is paid to the local authority. Quit rent (cukai tanah) is paid to the state land office. Both are annual costs for the owner, not the tenant, unless the agreement says otherwise.
Are bank loan repayments included?
No. This calculator works out yield on the property's value. Cash flow after bank instalments is a different question that depends on your financing margin, rate and loan tenure.
How many empty months should I enter?
Use your own property's history if you have it. If not, think about how long it usually takes to find a new tenant in the area and how often tenants change.
Is income tax on rent included?
No. Rental income is taxed as part of your income, and the rate depends on each person's total income, so it cannot be calculated accurately here.
