Is it more profitable to let nightly or monthly?

Nightly letting pays more only if the nights booked, after platform fees and the cleaning cost for each booking, earn more than the monthly rent. This calculator works out net monthly income both ways, the difference, and the number of nights you need booked each month to match the monthly rent.

How does this calculator work?

Gross = nightly price x nights booked. Nightly net = gross minus platform fee (gross x rate) minus cleaning cost x number of bookings. Difference = nightly net minus monthly rent. Break-even nights = (monthly rent + cleaning cost) divided by nightly price after fees, rounded up.

Frequently asked questions

What is not included in this comparison?
Utility bills, furniture, your time looking after guests, and tax. Nightly lets usually carry their own utilities, while monthly tenants often pay theirs, so deduct those costs if you bear them.
What platform fee should I enter?
The rate in your host account. For direct bookings without an OTA, enter 0. Our Airbnb fee calculator explains Airbnb's usual rates.
What if the same house is let both ways?
Many owners let rooms monthly and take nightly guests in other units in the same house. Work out each unit separately, because the occupancy rate differs for each approach.
How many nights is realistic?
Use an average over several months from your own calendar, including slow months. A single school holiday month alone will give too high a picture.
