How does this calculator work?
Booked nights are thirty nights times your occupancy. Bookings are booked nights divided by the average nights per booking, rounded up because a part booking still needs cleaning. Fixed costs plus cleaning plus profit are grossed up through the platform fee, then spread over the nights actually booked.

- How do I calculate a homestay nightly rate?
- Take your fixed cost for the month, add the cleaning cost for every booking you expect, add the profit you want, gross that total up through the platform fee, then divide by the nights you expect to be booked.
- Why do short stays cost more to run?
- Because cleaning is charged per booking, not per night. Eighteen nights in one night stays means eighteen cleans; eighteen nights in a single booking means one.
- What occupancy should I use?
- The one you actually achieve, not the one you hope for. With no record yet, run it twice, once low and once at your target, and look at the gap.
- Should I include the platform fee?
- Yes, where the booking comes through a platform. For a direct booking set it to zero and compare the two numbers: that gap is what a direct booking is worth to you.
- What is the break-even nightly rate?
- The rate that covers your costs with no profit. Below it you lose money on every booked night, so it is the floor for any promotion.
