How much do you receive after Airbnb fees?

A host payout is the price of all nights plus the cleaning fee, minus Airbnb's service fee. Most hosts on the single-fee structure pay 15.5%, and on the split-fee structure 3%. How does this calculator work?

Subtotal = nightly price x number of nights + cleaning fee. Airbnb fee = subtotal x fee rate. Payout = subtotal minus fee. New price = old payout divided by (1 minus new rate), minus the cleaning fee, divided by the number of nights, rounded up to the sen.

How much service fee does Airbnb take from hosts?
According to the Airbnb help centre, most hosts on the single-fee structure pay 15.5%, and the rest usually pay 14% to 16%. On the split-fee structure, most hosts pay 3% and guests pay their own share. Your rate is shown in your host account.
Who is on the single-fee structure?
Airbnb says the single fee applies to traditional hospitality listings such as hotels and serviced apartments, hosts who use property management software, and hosts in certain countries. Airbnb is moving more hosts onto this structure.
Does tax need to be added on top of the Airbnb fee?
Not in this calculator. Airbnb says the service fees shown to hosts and guests already include tax where applicable, so the rate in your account is the figure to enter.
If my fee goes up from 3% to 15.5%, how much should I raise my price?
Enter your current price with the old rate and the new rate. The calculator works out the nightly price that gives the same payout or slightly more, with the cleaning fee unchanged. Without a cleaning fee, the price needs to rise by about 14.8%, not 12.5%, because the new fee is also charged on the price increase.
Do direct bookings avoid this fee?
Direct bookings through your own site carry no platform fee, but card or FPX payments still have a processing cost. This calculator works out Airbnb fees only.
