Tempahlah alternatives for homestay operators in Malaysia

Tempahlah is a Malaysian homestay SaaS: a free plan for one homestay, Pro at RM 49 and Ultra at RM 89 a month, with no commission. It is built for nightly bookings. UrusPro runs monthly rentals in the same system: first listing free, then RM 10 a month per homestay listing and RM 3 per room.

What Tempahlah's own site says

  • Tempahlah's site lists three monthly plans: Free at RM 0, Pro at RM 49 a month and Ultra at RM 89 a month, with a 7-day trial on the paid plans.
  • The Free plan is listed for one homestay, four rooms and 20 bookings a month, with manual payment such as bank transfer or cash.
  • Pro is listed for three homestays and Ultra for unlimited homestays; the limits are counted in homestays, rooms and bookings.
  • The page states 0% commission on every plan, including bookings from their own marketplace, and no contract.
  • Their homepage states 200+ hosts across 14 states, and the site is published in both Malay and English.

Why Malaysian operators look for something else

  • The limits are counted in homestays and bookings, so an owner letting rooms one by one has to redo that arithmetic for their own units.
  • A monthly tenant is not a nightly booking: rent schedules, deposits, utility bills and agreements do not fit in a booking count.
  • An owner mixing homestay and monthly rooms in the same house does not want two separate systems for one building.
