What ReRumah's own site says

• The ReRumah site lists a free plan for 1 property, up to 4 rooms and up to 4 tenants, with no card and no expiry date.
• The Pro plan is listed at RM 12.90 a month per property owner, cancel any time, with unlimited properties and rooms.
• The site states that tenants pay the landlord directly, not ReRumah.
• The site describes itself as a rental management app for landlords and tenants in Malaysia, in Malay and English.

Why Malaysian operators look for something else

• Landlords who also take nightly or Airbnb guests in the same house want a nightly calendar and monthly rentals in one system.
• Owners who want a public booking page for empty units, not just records of existing tenants.
• Operators with staff, cleaners or other property owners want separate roles and access.

Options, by situation

1. Option 1

   Stay with ReRumah

   For: Landlords who only let rooms monthly and want the lowest cost.

   RM 12.90 a month for unlimited properties is a published price that is hard to match for pure monthly rentals. If you do not take nightly guests, it may already be enough.

2. Option 2

   UrusPro

   For: Landlords running monthly rentals and a homestay in the same house.

   First listing free, then RM 10 a month for each homestay listing and RM 3 a month for each room or bed let monthly, with a calendar and iCal sync for nightly guests, direct bookings, rent bills, deposits and receipts in the same system.

   A spreadsheet, for now

   For: One house with two or three stable tenants.

   Below a certain point, any system adds work without adding revenue. The trouble starts when tenants pay late or utility bills need splitting.
