UrusPro for property managers and co-hosts
Property managers and co-hosts who manage units owned by others can record every owner in UrusPro and choose a sublet, profit share or management fee arrangement for each unit. The amount owed to the owner is worked out from actual collections every month, and owners get a read-only portal to see their units, settlements and agreements.
What UrusPro does for you
- An owner directory with IC number, address and bank account details for payouts.
- Four arrangements per unit: self-owned, sublet at a fixed rent, profit share by percentage, and management for a fixed monthly fee.
- The amount owed to the owner is worked out every month from money actually collected.
- Monthly settlements with the amount frozen at the time it is recorded, then marked paid with a reference.
- An owner statement showing collections, management fee, owner's share, recharged expenses and balance, exportable as CSV.
- A property management agreement generated for the unit and shown in the owner portal.
- A read-only owner portal with its own login: units, this month's total and settlement history.
- Staff and vendors are invited with their own roles, so your team only sees the modules that concern them.
Where it stops
- Settlements are recorded, not transferred. Money to owners is paid by you through your own bank.
- Owners cannot change anything in the portal. It is for viewing only.
- The management agreement is generated from a template. Legal review remains your responsibility.
- UrusPro does not file rental income tax on behalf of owners or you.
