UrusPro for room and bed sublet landlords
Landlords who rent a whole house and let out rooms or beds can bring every house, room, bed and tenant into UrusPro from one CSV file. Each bed has its own rent schedule and deposit, house utility bills are split by the nights each tenant stayed, and the fixed rent to the house owner is recorded every month.
What UrusPro does for you
- One CSV sheet for houses, rooms, tenants per room, tenants, rent, deposits and vehicles, with a dry run check before anything is written.
- A shared room becomes a room with beds, and each bed is its own unit with its own tenant, rent and agreement.
- A monthly rent schedule and a ledger per tenant showing what was billed, what was paid and what is outstanding.
- House utility bills such as electricity and water, or other costs, are split by the nights each tenant stayed in that period, so a tenant who moves in mid-month pays less.
- Sub-meters for room air conditioning: the tenant sends a reading with a photo, you confirm it, and the bill is issued at a rate per kWh.
- A sublet arrangement per unit, meaning the fixed rent you pay the house owner, with monthly settlements recorded.
- A tenancy agreement that names the tenant's vehicle and writes the utilities clause to match the unit's arrangement.
Where it stops
- UrusPro does not check whether your agreement with the house owner allows subletting. The owner's written permission remains your responsibility.
- Meter readings from tenants bill nothing until you confirm them.
- Bills paid online need a Billplz or CHIP gateway. Without one, payments are recorded manually.
- The tenant import skips emails and phone numbers that already exist. Existing records are not overwritten.
